Handyman in Tri-Cities
A steady Tri-Cities handyman for desert wind, hard water and homes of every era.
Desert sun, hard water and wind that flattens fences keep a Tri-Cities house busy. As your Tri-Cities handyman, we take care of the whole list in one visit, with one honest quote up front.
Neighborhoods & Towns We Visit
We're based in Kennewick and work all three cities plus the towns around them, about a 25-mile reach. That covers Kennewick, Richland, Pasco and West Richland, out to Finley and Burbank along the rivers and up the Yakima to Benton City.
Handyman Service Across Tri-Cities
Kennewick is the largest of the Tri-Cities, a city of more than eighty thousand people stretched along the south bank of the Columbia River and climbing the slopes toward the Horse Heaven Hills. It started as a railroad camp in the 1880s, became a farm town once the irrigation canal was finished in 1902, and then doubled and redoubled as a bedroom community for Hanford workers after World War II. That growth shows up block by block. Near downtown and in the Highlands you find modest postwar ranches and small bungalows on tree-lined streets; around Columbia Center and Hansen Park come the split-levels and ranch homes of the 1970s and 1980s; Canyon Lakes brought larger custom homes around its golf course; and Southridge, Panoramic Heights and the newer subdivisions off Bob Olson Parkway are still filling in with houses built in the last twenty years. One morning we're re-hanging a door in a seventy-year-old ranch near Kennewick Avenue; that afternoon we're mounting a TV and adding garage shelving in a Southridge house that's barely out of its builder warranty.
Daily life in Kennewick runs along a few main lines: Clearwater Avenue and Canal Drive carrying east-west traffic, Columbia Center Boulevard and US 395 running north toward the Blue Bridge, and I-82 skirting the south edge of town. The river is the city's front yard, with Columbia Park and its trails along the water, Clover Island and its lighthouse, and the Cable Bridge reaching across to Pasco. Zintel Canyon cuts a green line through the middle of town, and the Southridge Sports and Events Complex and the Gesa Carousel of Dreams anchor the newer neighborhoods on the hill.

Jobs we handle a lot in Kennewick
A typical Kennewick week covers a lot of ground: fence panels and gates knocked loose by the wind, doors that bind or won't latch after a hot summer, ceiling fans for upstairs bedrooms that bake in July, hard-water crusted faucets and running toilets, drywall nail pops in newer homes, sprinkler-stained fences and walks to clean up, and make-ready lists for landlords between tenants.
Questions we hear around Kennewick
Do you cover all of Kennewick?
Yes. That runs from downtown, Clover Island and the neighborhoods along the river, through the Highlands, Hansen Park, Vista Field and the Columbia Center area, out to Canyon Lakes, Creekstone, Panoramic Heights and Southridge up the hill. If you have a Kennewick address, we're almost certainly working nearby.
My Southridge house is only a few years old. Why are things already loose?
It's common and rarely a sign of a bigger problem. New homes go up quickly, and the framing lumber dries out fast in this climate, which shows up as nail pops, hairline cracks at drywall corners, doors that drift out of adjustment and towel bars that work loose. We work through that punch list in one visit and re-anchor things properly so they stay put.
Do you help landlords turn over rentals?
Yes. Between tenants we patch and touch up walls, fix doors and hardware, repair faucets and running toilets, replace blinds and smoke alarms, and clear the small items a walk-through tends to flag. Give us your move-in date and we'll schedule the work to be done ahead of it.

Seasonal Home Maintenance in Kennewick →The Tri-Cities Way of Doing Business
Built for the Dry Side of the State
The Tri-Cities sits in the rain shadow of the Cascades, and that shapes every repair. Summers run past 100 degrees for days at a time, the sun bakes caulk and vinyl until they crack, wind drives fine dust into every gap, and winter brings inversions, freezing fog and the occasional hard cold snap. We fix with all of that in mind: UV-stable sealants and finishes, fence posts set deep enough to ride out a windstorm, weatherstripping that actually keeps the dust out, and hardware rated for big temperature swings.
A Clear Quote Before We Start
You get a plain price before any tools come out, built from a few photos or a quick look in person. No padded hours and no surprise line items when the job is done. If the work turns out simpler than we expected, the number comes down, and if we open a wall and find something bigger, we stop and talk it through with you before going further.
Your Whole List in One Visit
Skip lining up a separate trade for each chore and give us the whole list instead. We show up with a stocked truck and work straight down it: the door that drags after the last cold snap, the toilet that keeps running, the ceiling fan for the upstairs bedroom that cooks in July, the fence panels the wind laid down. Our licensed electricians and plumbers handle the connections, so fans, fixtures, faucets and toilets get finished in the same trip as everything else.
Neighbors Who Know the Bridges
We work across Kennewick, Richland and Pasco every week, so we know the Blue Bridge, the Cable Bridge and the I-182 bridge at rush hour and plan around them. If we tell you Thursday morning, you'll see our truck Thursday morning. And because we're local, we're a phone call away after the job if anything needs a second look.
