Drywall Repair in Kennewick, WA

Drywall takes a beating in the Tri-Cities, and most of it comes from the climate rather than accidents. Our air is dry for most of the year, and new framing lumber gives up its moisture fast, so houses in Southridge, west Pasco and Badger Mountain South often show nail pops, cracked corner tape and hairline cracks over doors within the first couple of years. Older homes have their own reasons: decades of settling on sandy soil, big swings between hundred-degree afternoons and freezing winter nights, and a patchwork of earlier repairs in Richland's Alphabet houses and Kennewick's postwar ranches. Add the usual doorknob holes, anchors pulled out of the wall, and the spot under the bathroom where a supply line leaked, and nearly every house has a few patches waiting.

We fix drywall so the repair disappears instead of announcing itself. Small holes and nail pops get re-fastened, filled and feathered out wide. Larger holes get a properly backed patch, taped and finished in thin coats. Cracks at corners and over doors get opened up, re-taped and finished so they don't simply return the next summer. Most Tri-Cities homes have orange peel or knockdown texture, and we match it with the right equipment so the patch blends with the rest of the wall, then prime it so it's ready for paint, or paint it ourselves if you'd like. We set up drop cloths, sand with dust control and leave the room clean, which matters in a region where dust is already a battle.

What this covers

  • Nail pop and screw pop re-fastening
  • Settling cracks over doors, windows and corners
  • Doorknob holes and impact damage
  • Large patches with proper backing
  • Water-damaged drywall cut out and replaced
  • Orange peel and knockdown texture matching
  • Corner bead and tape repairs
  • Primer and paint to finish the patch
  • Dust-controlled sanding and full cleanup
A note from around here: Nail pops and corner cracks are routine in the newer subdivisions of Southridge, Badger Mountain South and west Pasco off Road 68, while settling cracks and patch-on-patch walls show up in the older ranches near downtown Kennewick and the Alphabet houses in central Richland.

How a drywall repair visit usually goes

Look and Plan

We check the damage and the texture, look for the cause of any crack or water stain, and give you a clear price before we start.

Protect and Prep

We lay drop cloths, move or cover furniture, cut out any damaged material and add backing where the patch needs support.

Patch and Finish

We tape, fill and finish in thin coats, sanding between coats with dust control, and then match the existing texture.

Prime and Clean Up

We prime the repair so it's ready for paint, or paint it if that's part of the job, then clean the room and haul away the debris.

Some Tri-Cities drywall problems point to something else going on. A crack that keeps reopening in the same spot over a door or along a ceiling can mean the house is still settling, especially on lots where irrigation water or a leaky sprinkler line has been soaking the soil next to the foundation. Stains on a ceiling under an upstairs bathroom or near a swamp cooler often trace back to a slow leak. Cracks near the garage in newer homes are common as the slab and framing move through the seasons. When we see a pattern like that, we tell you what we think is behind it, fix the leak or the cause where it's within our work, and then make the drywall repair so it lasts.

What shapes the price in Kennewick

The biggest factors in drywall repair cost are the size and number of patches, whether texture needs to be matched, and whether the repair needs paint. A few nail pops and small holes are quick work. Larger holes, cracked corners, ceilings and stairwells take more time and sometimes taller ladders. Water damage costs more if the drywall needs to be cut out and the area dried, and if the leak hasn't been fixed yet, that comes first. Matching an unusual or hand-applied texture also takes extra time. Bundling all your patches into one visit is the most economical approach, because the drying time between coats is the same whether we're doing one patch or ten.

Neighbors often ask

Why does my newer house have so many nail pops?

It's very common here. Framing lumber arrives with some moisture in it, and in our dry climate it shrinks quickly over the first year or two, pulling away from the drywall and pushing the fastener heads out. It isn't a structural problem. We re-secure the drywall with new screws beside the old fastener, set the old one, fill and blend the patch, and the wall stays flat after that.

Can you match the texture on my walls?

Yes. Most homes in Kennewick, Richland and Pasco have an orange peel or knockdown texture, and older homes sometimes have hand-applied textures or smooth plaster. We test our texture on a scrap first so the size and spacing match your wall, then apply it to the patch and blend the edges. Once primed and painted, a good patch is hard to find.

Will the patch show after it's painted?

If the wall is in good shape and the paint isn't too old, a properly finished and textured patch should blend well. Older paint may have faded from the sun, especially on west-facing walls, and new paint over just the patch can look a little different. In that case we'll suggest painting to the nearest corner or the whole wall so the color matches.

Can you repair drywall after a plumbing leak?

Yes. Once the leak is fixed, we cut out the damaged drywall, let the cavity dry, check for any soft framing or insulation that needs to come out, and patch it back with new board, tape, texture and paint. If the leak isn't fixed yet, our licensed plumbers handle the repair first so the new wall stays dry.

Do you work on plaster walls in older homes?

Yes. Some older Tri-Cities homes, particularly in parts of Richland and around downtown Kennewick and Pasco, have plaster or a plaster-like finish rather than modern drywall. We secure loose areas, fill cracks with materials that bond to plaster, and blend the surface so it matches the rest of the wall.
